What happens if something breaks in my unit?

When you buy your shares you will also get a proprietary lease. With this proprietary lease you buy the unit “as is” and are responsible for repairs inside the unit. “Inside the apartment” is typically defined as above the floors, below the ceiling, and within the walls. Your Board needs a policy on how to handle repair issues if it does not have one. Building- or complex-wide repairs and those affecting all residents (i.e. heating systems) should be addressed by the Board or whomever the Board designates (such as a manager); they are not the responsibility of an individual shareholder member.
